Buying a home in Italy is exciting, but the process is different from what you may know at home. The notary does not act for you, the preliminary contract is binding, and planning or cadastral issues can surface only after you sign. MILICIA LEX gives you independent legal advice, in English and Italian, so you can buy with confidence.

Who I help

  • International buyers purchasing a home or a holiday property in Sicily or elsewhere in Italy.
  • Investors acquiring property or land to rent, renovate or develop.
  • Heirs and owners living abroad who need to manage, sell or protect property in Italy.

How I assist you, step by step

  1. Before the offer. Checks on ownership, mortgages and other encumbrances, cadastral and planning compliance, and any rights of third parties.
  2. Offer and preliminary contract. I review or draft the offer and the compromesso, negotiate the conditions and protect your deposit.
  3. Codice fiscale and practical steps. Tax code, payments and the documents you will need.
  4. Power of attorney. If you cannot travel, I arrange a power of attorney so the purchase can be completed remotely.
  5. Notary deed. I liaise with the notary, check the final deed (rogito) and stay with you until the keys are handed over.

Risks I help you avoid

  • Building irregularities and properties that do not match the cadastral plans.
  • Hidden debts, mortgages or rights of third parties on the property.
  • Rights of first refusal on agricultural land (prelazione agraria).
  • Weak deposit clauses in the preliminary contract.
  • Claims of adverse possession on properties left unused for years.
